PREDICTIVE CLOSEOUT™ POWERED BY MSPai

Predictive Closeout for Construction Project Owners

Closeout does not start at the end. It starts on Day One. Build the owner-controlled project record, verify the information, analyze it with MSPai, and resolve gaps while the project team can still act.

What is Predictive Closeout?

Predictive Closeout™ is a project-record governance approach that moves closeout activity to the beginning of construction. Instead of waiting for substantial completion to discover missing warranties, unresolved submittals, incomplete commissioning records, absent approvals, or disconnected decisions, the project record is built and evaluated throughout delivery.

MySmartPlans independently collects, organizes, verifies, and governs the information owners will need for construction, commissioning, turnover, operations, audits, and future work. MSPai examines that governed record to surface information that appears to be missing, incomplete, changing, deficient, or unresolved.

Trust is not a control. Verification is.

Why traditional construction closeout creates risk

Traditional closeout often begins when contractors are demobilizing, key staff are moving to other work, and the owner is preparing to occupy or operate the asset. At that point, the project team may receive thousands of files without a reliable answer to a basic question: is the project record complete?

  • Required records arrive late or never arrive.
  • Different versions exist across disconnected systems.
  • Decisions are separated from the information that produced them.
  • Developing changes remain unresolved.
  • Commissioning, warranty, training, and asset information cannot be confirmed.
  • The owner inherits a data dump instead of an operational record.

Predictive Closeout changes when the owner knows. Missing information becomes visible while contracts, people, and context are still available.

The Predictive Closeout process

BUILD

Create the project record from Day One around the owner’s requirements.

VERIFY

Confirm that information is current, attributable, connected, and usable.

ANALYZE

Put MSPai to work across the governed project record.

IDENTIFY

Surface missing information, developing changes, deficiencies, and unresolved decisions.

RESOLVE

Act while the project team, documentation, and available options are present.

CLOSE

Complete the record, preserve the decision, and finish with defensible project knowledge.

Identify It. Resolve It. Close It.

What MSPai can examine

  • Drawings, specifications, and revisions
  • RFIs, submittals, and approvals
  • Change documentation and decision history
  • Meeting records and correspondence
  • Testing and commissioning requirements
  • Warranties, O&M manuals, and training records
  • Insurance and compliance documentation
  • As-builts, asset data, and turnover records

The objective is not to predict the future. It is to recognize what is already developing across the record.

Predictive Closeout questions

When should Predictive Closeout begin?

On Day One. Requirements, responsibilities, and record controls should be established before information starts moving across multiple parties and systems.

Does MySmartPlans replace the project team’s existing tools?

No. MySmartPlans can govern information across the tools already in use, creating an independent owner-controlled record and a consistent verification process.

What does the owner receive?

The owner receives organized, verified project information; visibility into gaps and unresolved requirements; and a governed record designed for turnover and long-term use.

How does MSPai change closeout?

MSPai accelerates analysis across the record, allowing the owner to ask what is missing, what changed, what remains unresolved, and what requires attention.

Do not wait until the end to find out what is missing.
